If all goes well, our house should be roofed (what builders call “dried in”) and the hangar completed within the next week or so.  Our outstanding construction crew enjoys watching planes occasionally take off and land while they’re working.

Too expensive to live with your plane? Think again!

Black Gumbo

What is black gumbo?  Might surprise you to learn that it’s not a spicy, Cajun-inspired stew but a type of soil common in parts of Texas.  Also called Houston Black or Texas Vertisol, this sticky, heavy clay can wreak havoc on concrete building foundations, especially during drought or heavy rains, because it expands when wet and and contracts when dry much like a sponge.

You guessed it, our 2 acre airpark lot is good old Texas black gumbo!  To prevent cracked slabs, a crew removed the top layer of soil from our home and hangar sites.  Next, trucks hauled in load after load of select fill, a reddish soil containing the optimal mix of sand and clay.  The select fill was then leveled and compacted repeatedly with bulldozers and rollers to create the pads for both concrete foundations.

Once our home’s pad passes two (or more) compact/moisture tests by a third party engineering service, work will start on the post-tension foundation specially designed to withstand our expansive, black gumbo home-site.  Homeowners in our area are advised to water foundations during summer dry spells to prevent cracking.

San Geronimo Airpark

I always wanted to fly and after many years of wanting, I finally took lessons and got my PPL. The ink wasn’t even dry and I was looking at airplanes. Old airplanes were all I could afford but then a friend threw a Kitplanes magazing on my desk and I was hooked. Several years later I was flying my homebuilt dream and I couldn’t get enough. I wanted to live near the airport – or even better, on an airport. I went to many fly-ins and was jealous of the airpark people that got to live with airplanes in their “garages”.

My wife and I chose to move to San Antonio TX and I quickly researched and visited all of the airparks in the area. San Geronimo was easily the airpark of choice, right outside of the city, a very laid-back country atmosphere, and an active Experimental Aircraft Association (EAA) chapter. In fact, one of the oldest chapters in the country with prominent designers and builders. We bought a hangar and a beautiful one-acre house/hangar lot. I was in heaven!

It is a gated community of active pilots with a very wide range of pilot experience and plane preference. There are regular fly-ins and other chapter events, Young Eagles flying and even a chapter hangar that built an ultralight airplane with local high school kids. Owners have regular dinners and parties, and people are always hanging out in the popular hang-out hangars and buzzing around in golf carts. It’s much more of a family than a community, and they are part of the larger flying and airpark community in central Texas.

I love Dr. Suess’s saying “Don’t cry because it’s over, smile because it happened,” and I needed it badly when we decided to sell everything and travel full-time in our RV (not the kitplane, the one with wheels). While I miss my airplane and the airpark community, we are enjoying seeing the country by driving instead of flying. Working and flying at the airpark was dream come true for me and I am so lucky to have the experience. Our property is still sitting there (for sale but not actively selling) because maybe someday we will settle down again and we are reluctant to give up such a unique property.

Playing in the dirt

Dale and I joined the great crew from Morton Buildings in breaking ground for our hangar yesterday!  

Ours is the fifth Morton building at Waverly Acres Airpark and we agree with our satisfied neighbors, they do a fantastic job.  Dodging scattered thunderstorms, Morton’s crew managed to start the hangar pad on our soggy lot using quality, dry soil. 


Next up, the house pad…let’s hope for dryer weather!

And Slow It Goes…

In spite of the past week’s heavy rains, crews have started work on the pad for our hangar.  It was fun picking out our siding and door colors, this is what it will look like:

What’s an Owner Participation Program?

Finally closing on our construction loan tomorrow, let the building (and obscene spending) begin!  

We hope to break ground at Waverly Acres Airpark within a month and, during that wait, we’ll be busy picking out everything from lighting fixtures to doorknobs, appliances to paint colors, stone siding to shingles, and all that goes into building a house and hangar.  We’ll also arrange for building permits, electric service, septic & water well design, site preparation (dirt is expensive!), temporary service road and, of course, hangar construction.  Great thing about building the hangar early in this process, it will serve well as our warehouse for fixtures & appliances, etc.

The process is daunting but, through the unique Owner Participation Program offered by Built Green Custom Homes, I’m confident we’ll be successful as our own general contractor for this project.

A growing trend for custom homes, Owner Participation Programs allow the hands-on consumer to take charge of the entire building process while saving 10 – 20+% over traditional custom builders.  These programs offer assistance through classes and/or professional consultants plus a ready supply of vetted, experienced subcontractors and vendors.

Set in concrete

When our alarm sounded at 3 am last Thursday, I hopped out of bed to brew the first of three pots of coffee to take to our jobsite along with assorted donuts and pastries for our crew.  We arrived an hour later to see that our pour was already underway!


War of the Worlds?  Nah, a concrete pump!

Apologies to our wonderful (and, hopefully, understanding) neighbors for the ridiculously early morning noise and mayhem.  Thing is, concrete doesn’t cure properly in our extreme Texas heat so we must pour before daylight.   We’ve watered the foundation to keep it cool for several days afterward, hope it helped.

That’s a hangar?

Our hangar was delivered to our Waverly Acres Airpark home-site  this evening, at least the parts. Looks like a very complex IKEA project!

Weather permitting, the hangar will be assembled within the next week or two.  Add the bi-fold hangar door, concrete slab, electric and plumbing, and we’re airplane ready.
